Construction of Summerset’s latest Canterbury retirement village is entering its final stages, with the Prebbleton development on track for completion in January as demand for modern retirement living across Selwyn continues to grow. Set in the heart of Prebbleton, the village has already welcomed more than 130 residents, even before the completion of its care centre and community hub facilities. Once finished, the development will provide a full continuum of care, alongside lifestyle amenities designed to support independent living and community connection. Summerset Group construction manager, Joe Roberts, says the project has highlighted both the opportunities and challenges currently shaping New Zealand’s construction sector, particularly around adapting to updated building regulations. “One of the biggest challenges was redesigning parts of the development to meet the new H1 insulation requirements,” Joe says. “These were introduced to the building code at a time that required us to incorporate them into our standard designs for the new facility at Prebbleton. Our design team amended the documents and plans and worked well with the Selwyn District Council to ensure the introduction did not impact our construction completion.” The H1 clause of the Building Code introduced stricter energy efficiency and insulation requirements, leading to extensive redesign work across several building types within the village. Joe says the changes ultimately benefit the residents and homeowners alike, by delivering warmer, more energy-efficient homes with improved year-round comfort. The village includes a mix of villas, cottages, serviced apartments, care suites, and memory care apartments designed for residents living with dementia. Homes have been developed with accessibility and ease of living in mind, incorporating open-plan layouts, accessible bathrooms, slip-resistant flooring, and internal-access garaging. Joe says one of the strengths of the project has been the collaborative relationship between Summerset and Selwyn District Council throughout the consenting and construction process.
