T T Kim Newth Practical and spacious at Totara Flat The new four-bedroom family home is a large, single storey dwelling on a concrete slab. “With everything I design, I try and incorporate passive house principles around air tightness, insulation, thermal breaks and ventilation.” Tasman-based Coastal Designs regularly works with builders from all over the country on projects ranging from modest alterations to high-end multi-million dollar homes. The latest project for the design practice, in conjunction with Greymouth-based Inscope building services, is a spacious, modern family home at Totara Flat, off SH7. From concrete to frames, construction of this new home is now well underway on site. Coastal Designs owner Dave Gunter, a builder by trade, has more than 40 years’ industry experience under his belt. He ran his own design and build business in Tauranga for many years before moving south in 2003 to focus full-time on design. “I find that builders love my plans as they’re done in a way that builders want when looking at plans on site,” says Dave. “I usually design from scratch, but this particular project has come together a little differently. I’ve done quite a bit of work with Rhys Devlin, of Inscope. He mentioned that he had clients who wanted to build a new home and that they’d chosen a plan from the New Zealand Certified Builders (NZCB) standard range. They wanted a few design tweaks so I did that for them, provided advice and guidance and put it in for consent. I’m now monitoring the build as it goes through.” Alterations to the base plan included changing a toilet and entry area around, swapping a bedroom and a bathroom, and doubling the size of the garage to include a home gym. Coastal Designs and Inscope share a commitment to creating energy efficient, functional homes. Dave is actively involved in the Superhome Movement and has completed a passive house design course. “With everything I design, I try and incorporate passive house principles around air tightness, insulation, thermal breaks and ventilation.” In this latest project at Totara Flat, the clients accepted Coastal Designs’ recommendation to install a heat recovery ventilation (HRV) system, ensuring that their future home will be comfortably warm and dry with no mould or mildew issues. Sited on a large dairy farm, the new four-bedroom family home is a large, single storey dwelling on a concrete slab. The total footprint, with garage and home gym, is 238sqm. Two bedrooms have their own ensuite and walk-in wardrobe. The other two share a family bathroom and there’s also a separate toilet. The living layout is generously sized with an open plan kitchen, dining and family lounge and another living area to one side. As well as the HRV system, the home includes an efficient Yunca wood burner. “It is a practical family home, especially for a farm environment. It’s north-facing and every room has a rural outlook. The main roof type is monopitch throughout.” Two types of recycled hardwood cladding from Australia were selected for the exterior — Weathergroove Natural vertical board and Weathertex Smooth Primelok Weatherboards. “Both are really good, durable products that are ideal for the local conditions. The home’s 600mm deep eaves are also a good match for the West Coast.” Since commencing work in May, Rhys Devlin and the Inscope team have been making excellent progress on site, with the vision for this dream family home now fast turning into built reality.
