Karearea Kabins, the brainchild of Falcon Developments owner Damian Orman, pre-fabricates premium cabins from its Queenstown-based construction yard and delivers them to site. Falcon Developments is a well-established building business that has been operating from Queenstown for a decade. In recent years, Damian noticed a number of people working in the Wakatipu area, who are single or a couple, that did not need a fullsized house, and that a motel-sized cabin is perfectly adequate. Karearea Kabins also offer the convenience of being able to be located close to where workers are employed, including in more remote locations, greatly reducing or eliminating travel time and expense. The cabins can either be trucked and craned or helicoptered to a site, which allows them to be transported to hard-to-reach places that have no vehicle access. The cabins use SIPs (Structural Insulated Panels) construction with full thermal wrap, and have options for timber or UPVC windows and doors as well as cladding options to tie in with existing structures or to specific tastes. SIPs are a lighter frame, lighter weight, extremely robust, very well braced and thermally efficient, needing only two kilowatts of heating. They are high-performing, thermally efficient composite panels with two layers of structural board and an insulating layer of polystyrene in between that can be used as walls, roofs and doors. There are four Karearea cabins in the 28sqm range that work for various sites, and also the 56sqm Tui Cabin. The cabins are customisable, with the interior fit out to match with budget or desires. Roof, floor and wall panels are all sourced in New Zealand as well as doors and windows to improve lead times. The cabins meet earthquake zone 3 requirements, and can achieve zone 4 with SED (Specific Engineering Design) that has very high wind zone and snow load. “The pre-fab build helps keep costs down with less travel and freight as well as having a working construction yard that improves production time,” Damian says. He says he had watched the growth of the tiny home craze over the past 10 years and initially began designing tiny homes on trailers as a solution for a need in the market. “I quickly found the limitations preventing a quality product from being delivered. “There was no clear legislation, and anyone can build them in their backyard and sell them online.” Having worked on a few tiny homes for insurance claims, or putting foundations in place for them to be landed on, he says it quickly became evident that the range in quality was vast and clients generally did not know what they were getting until after occupying it for four seasons. “The tiny homes we have encountered have struggled to hold an ambient temperature, commonly using a log burner as the heat source, they quickly overheat then need to be cooled. But with 70mm walls and aluminium joinery, they cool too quickly making it hard to live in. Cold in winter and hot in summer is the wrong way round.” He says the company gets a similar number of enquiries for holiday homes and granny flats. The name Falcon is connected with the Orman family name and coat of arms, which led to the name Falcon Developments and then Karearea Kabins, named after the Maori name for the native New Zealand falcon. “Birds are synonymous with New Zealand so it made sense to continue the theme.” The cabins use SIPs (Structural Insulated Panels) construction with full thermal wrap, and have options for timber or UPVC windows and doors as well as cladding options to tie in with existing structures or to specific tastes.
