106 | Modbox Homes: Dalefield Development T T Alexia Anderson Sustainable living in a matchless location The single-storey, four-bedroom home balances contemporary design with comfort and function. BUILDING Modbox Queenstown’s contribution to the Dalefield development is among the company’s latest projects, and showcases its expertise in building smart, sustainable homes. Located within Arrowtown’s rural surrounds, the Dalefield home project, situated on a 4.45- hectare north-facing site, was consented in late 2023 and represents Modbox’s approach to design and construction. Complete with panoramic views spanning the Wakatipu Basin and featuring the Remarkables as its centrepiece, the 360sqm family home is designed to perform as well as it looks. The Modbox team, which includes directors Joe Daly and Ian Anstiss, loves working in the Dalefield area, thanks to its undulating terrain, native flora, and the light that changes throughout the seasons. “We love creating homes that help people trade the urban grind for trailhead living – designs that combine architecture and performance with low-impact construction, while celebrating the essence of Central Otago,” Joe says. The single-storey, four-bedroom home balances contemporary design with comfort and function. Open-plan living flows on to generous decks, while polished concrete floors, a home office, and scullery make it well suited for modern family living. The finished product is engineered for performance, with a Maxraft insulated slab, hydronic in-floor heating, and an 8-star Homestar energy rating. “This kind of home appeals to families or downsizers seeking quality and connection to the outdoors, professionals relocating from larger cities for balance, or expats returning to their roots,” Ian says. “For many, it’s about owning a home that feels like a private retreat, yet offers the potential for short-stay income when they’re away.” The Dalefield project also reflects the region’s shift in Queenstown’s housing market, particularly towards sustainable, site-sensitive builds that enhance, rather than dominate the landscape. “Dalefield reflects the region’s evolution toward sustainable rural living,” says Joe.
