Completion is expected in mid-2026. “It shows our ability to tackle complex builds and deliver on time and on budget. “It’s probably been our trickiest build to date,” says Jordan. In contrast to the Queenstown build, the company’s second major project is a niche renovation in Te Anau for Woodstone Farm, transforming a traditional woolshed into a venue for live shearing shows as part of a new agri tourism venture. The client intends to offer visitors an authentic farm experience, including demonstrations, food, drink, and interactive activities. Everything within the woolshed has been lined with plywood, and a purpose-built shearing stage has been added. Materials such as macrocarpa weatherboards and recycled galvanised iron help maintain a rustic feel. “The client wants people to come and feel it is an authentic old woolshed but up to modern standards. It’s been a tricky balancing act but a very rewarding job,” says Jordan. T T to page 100 Built on reputation T T Virginia Wright The combination of the GFC slowing things down in Australia and the opportunity to build a house for family friends in Haast brought Richard and Kate Affleck home, and they started Richard Affleck Building Ltd in 2009 “with a $2000 van and enough tools to get the job underway”. “It rolled on from there with other jobs coming in one after the other,” says Richard. Sixteen years on, Richard works with three other qualified builders and two apprentices. Apprentices are taken on because they are keen to work and motivated to learn, with Richard figuring he can teach them the rest on-site. Based in Invercargill, Richard Affleck Building is still getting its work through word of mouth, but these days a lot of the work is high-end, architectural residential builds. They have never had to advertise, with their reputation doing the job for them. As Richard says: “In a small town the whole thing’s reputation, really. You do a good job for someone and they tell their friends and you make the most of every opportunity to prove yourselves.” One large project came when the owner walked up the driveway of a new home they were completing. He already knew Richard by reputation, but he was more or less interviewing two builders for the job. He and Richard spent a few hours going through the plans and discussing Richard’s build processes together. Richard got the job and immediately started working in with the architect and structural engineer to have the different elements of the build come together in the best, most cost-effective way. “It’s good to have an input from the start to ensure things are done in an efficient manner that delivers the result the client is looking for,” Richard says. That was one of a number of builds of over 600sqm Richard has completed over the last few years. Its four bedrooms and spacious living areas were spread over three pavilions clad in a mix of lightly stained cedar weatherboards contrasting with the dark grey, locally quarried dunnite stone and dark painted plaster.
