T T Sue Russell When Adam Tipper, Peter Czerwonka and Simon Aitken joined forces seven years ago, they brought years of experience in the residential construction sector to the table. They started with a trial run on individual projects across the city with a small crew and by 2022, the trio officially joined forces to launch Venture Build, with all three stepping in as directors. Today, the team extends to 20. The company has increasingly focused on tapping into the infill housing market, given the city, like many provincial centres around the country, has a large number of homes situated on extensive sections. These, Simon says, create ripe opportunities for their owners to reap the financial benefits that come from subdivision and for Venture Build as a property development company to purchase and develop afresh. “We all knew each other from our cricketing circles and we realised we could bring our collective skills together to deliver really meaningful residential projects in this city. We all clicked really quickly and the rest is history,” Simon says. Proudly 100% locally owned, Venture Build has made its mark, changing the streetscape around the city by building townhouses settled on land where one home originally stood and by steering the developments from initial land purchase, subdivision and consenting processes, through building construction to sales. It has carved a niche as the region’s infill housing specialists with a growing portfolio of projects sprinkled around the city. “While our work is a mixture, including renovations, light commercial builds, increasingly, infill housing is where we shine and we’ve grown quickly,” says the company’s sales and marketing lead, Darryl Mallett. Simon says the planning environment itself has become quite complex to navigate but the business has built up its expertise in managing these processes. “I’m convinced having the right people in the office, supporting the builders on the ground has been key to our success. Growing the business has been a positive journey. We’ve very much adopted the attitude of setting good strategic goals and enjoying the excitement of growing.” One project, a little closer to home for Simon, is a development on his own parcel of land, at 8 Cambridge Street, Gonville, Whanganui, which has been divided into 5 Lots of 400m2 each. “I’m the client investor who is using the company I am involved with to undertake the construction, so I’m on both sides of this project,” says Simon. The Gonville site presented its own set of challenges and opportunities. Subdividing an existing parcel in an established suburb requires careful consideration of services, access, and neighbourhood character. The lots are ideally sized for modern standalone homes, while being manageable for busy families or down- sizers. Simon says the Whanganui market has responded positively to well-positioned infill sections, with demand from both owner- occupiers and investors looking to build new. Retaining two rental dwellings with the subdivision has kept the options open for the site’s future development. “Keeping an open mind and keeping options up your sleeve is an important part of successfully navigating in-fill property development. Not everyone wants to build their dream home, so projects of this nature certainly have a market.” Both Simon and Darryl agree that Venture Build’s brand is centred around having a tight-knit team. “This is important because it serves the client better. We’re responsible for projects that are significant to them and we don’t take this for granted.”
