They’re not just in Whanganui either, with GJ Gardner Whanganui’s New Home Consultant Jack Bullock offering houses and sections throughout the Ruapehu and Rangitikei Districts too. “We’ve got both urban and rural sub- divisions on the go at the moment, and the competitiveness of our pricing is drawing buyers from around the North Island,” Jack says. “One of our bigger developments is on Kowhiti Drive in Springvale where we’ve got only three sections left out of the 20 we had on offer, with some homes already completed and more under construction. “Beyond that we’ve got three more stages to go on Kowhiti Drive involving a further 40 sections, ranging in size from 400m2 to 600m2, that will be coming on stream in two stages next year. “There’s been a lot of development in water supply, storm and wastewater infrastructure by the Whanganui District Council and its ratepayers that’s going to return a substantial dividend in rates collection over the next few years. “New home and section sales are also alleviating a chronic housing shortage by providing dry, healthy, warm, quality homes for rental or sale.” Out at the beach-side suburb of Castlecliff, GJ Gardner Homes Whanganui is offering six sections on Waitai Street pitched at first-home buyers and down-sizers. “It’s a very attractive project with rural aspects, and close enough to the ocean to be able to hear and smell it,” Jack says. “We’ve also got a couple of big city sections of 1000sqm, each with a rural outlook and just a few minutes from the central business district — something that will appeal to larger-home builders.” Up on Durie Hill, famous for its 30m tall stone War Memorial Tower and internal elevator, Jack is marketing a rural sub- division offering sections ranging in size from 5000sqm to 10,000sqm, and specifying a minimum house size of 175sqm. On the market for the past couple of years, the Rusthall Estate Okoia subdivision offers sections with an entry-level price of $900,000, and Jack has only 13 left from the 31 originally offered. Over in Marton, a new subdivision called Harverston is offering 70-odd sections with the titles expected to be issued about now. “These sections are for first-homers and down-sizers, and they’re meeting strong demand for housing from staff at the Ohakea Air Force Base,” Jack says. Up in the ski town of Ohakune, GJ Gardner Whanganui has four or five sections up for sale attracting both permanent and holiday home buyers. “The market in Whanganui is steady at the moment, but interest is increasing, and the current global turmoil, surprisingly, shows no signs of putting people off,” Jack says. Jack, from a building background with a touch of banking thrown in, has been with GJ Gardner Whanganui for six years.
