BUILDING Hybrid Residential T T Bernadette Cooeny “We design and build minor dwellings for home and income also, which there is increasingly interest in, and also bespoke garages, carports and sleepouts.” Family owned for over 40 years, Auckland Master Builders, Hybrid Residential Ltd continues to impress across the architectural build landscape, with a recently completed alteration and renovation entered in the upcoming Master Builders House of the Year Awards. Renowned for its excellent craftsmanship, personal service and problem-solving ability, Hybrid Residential Ltd originated in 1981 when the design-and-build service was first established by architect Dale Bainbridge, and it is now led by his son, managing director Clark Bainbridge. “We’re a business of 14 skilled building professionals and problem solvers with family ethics and a passion for excellence,” says Clark. Clark studied a Bachelor of Quantity Surveying at Unitec, before going on to work within commercial construction for major firms in Auckland and the UK. On his return from overseas to manage the company last year, Clark, together with the Hybrid Residential team, design and build bespoke new homes, including multi-dwellings and transformative alterations and renovations for existing homes. “We design and build minor dwellings for home and income also, which there is increasingly interest in, and also bespoke garages, carports and sleepouts,” says Clark Hybrid Residential’s Master Builders award entry is a standout alteration and bathroom renovation at 19 Gunson Street in Freemans Bay. Entered in the Alterations and Bathroom Renovation up to $500k category of the 2025 Master Builders House of the Year Awards, the project was both historically significant and architecturally complex. Originally designed and built in the 1970s by renowned architect David Mitchell, this redesign of the existing cedar character home, holds sentimental value for the late architect’s son, Julian Mitchell, who led the recent redesign in collaboration with Rachel Dodd, both of Mitchell Stout Dodd Architects. The homeowners entrusted Hybrid Residential Ltd with the challenging task of transforming this legacy home situated on a tight site with limited access and difficult junctions. The project involved alterations to the house and the addition of two-storey facilities with upper- and lower-level bathrooms, cleverly designed to maximise the unused southern end of the site. “This was a technically demanding build with no space for pre-nailed framing. Each frame was built and raised on-site,” says Clark. “The roof had four different pitches feeding into a flat membrane transition to the existing building, so every angle had to be worked out on-site with precision.” Structural steel was encased in timber for warmth and texture, in keeping with the home’s character, while the new structure blends seamlessly with the original home through sympathetic cladding choices. Pine and cedar weatherboards were bevelled to echo the original siding, while balancing cost and aesthetic. Hybrid Residential is no stranger to Master Builders acclaim, having won the Multi-Unit Home of the Year in 2021 for constructing FARM House, a bespoke multi-generational home in Avondale, Auckland. The house is on two levels split horizontally, expertly designed by architecture firm Sills van Bohemen and offering a unique mix of oak, bespoke brickwork, and high thermal efficiencies.
