| 51 DEVELOPMENT Steffert Property Park’s new units ‘a smart option’ The commercial units provide quality, flexibility, and visibility. T T Bernadette Cooney Four new commercial units located in the first stage of the Avenue Business Park in Morrinsville, are proving popular, with Flex Fitness gym confirmed as its first tenant. The commercial units provide quality, flexibility, and visibility, offering businesses the chance to secure office and warehouse space with excellent street presence in a steadily expanding commercial hub. The three remaining commercial units are perfect for businesses wanting a low-maintenance, high-functioning space, complete with six-metre stud warehouse and glass-front offices, roller doors, and on-site parking. “It’s a smart option for any business ready to hit the ground running,” says Chris Steffert, managing director of Steffert Property, which is delivering the 24-hectare business park over two stages. “We’re offering three remaining units in a new block. High-stud warehouses with glass shop fronts, roller doors, on-site parking and truck access.” Originally family farmland, stage 1 of Avenue Business Park spans 11 hectares and has seen strong uptake, with 75% of the 19 industrial lots pre-sold. Four industrial sections remain available within stage 1, ranging in size from 2500sqm to 7000sqm. Chris also confirms Mitre 10 is to build a large-format retail store within Avenue Business Park, with construction expected to start from October. Mitre 10 are planning a 5000 or 6000 square-metre store within Avenue Business Park, which is a real milestone for Morrinsville,” says Chris. “It’ll bring real momentum to the area, not just in foot traffic, but in attracting other operators who want to be part of a growing commercial hub.” Located just 22 minutes from the new Ruakura Inland Port, Avenue Business Park sits in the heart of the Golden Triangle, enabling fast links to Auckland, Hamilton, and Tauranga. This proximity, combined with Morrinsville’s growing residential building growth and affordable operating costs, makes the township an increasingly attractive base for regional and national businesses alike. “Morrinsville has a really good housing supply pipeline, with 1200 sections planned at Lockerbie Estate, and it’s a great place to do business from outside of Hamilton or Auckland,” says Chris. “Development contributions and operating costs are cheaper. For businesses ready to make a move, now’s the time to secure a foothold in a future-focused commercial hub.” The success of stage 1 has prompted plans for a second, 13-hectare stage 2 on adjacent land s Chris says. “A plan change has been approved, and consenting is now underway. Once completed, the two stages will offer a total of 24 hectares of industrial-zoned land, a rare scale in a region where industrial supply remains tight.” Steffert Property, based in Morrinsville, brings a decade of experience in property investment, development and consultancy works across the Waikato district.
